組合背後的為什麼

一個海外買家影響少的市場,我可以安心持有。
2008 金融海嘯,樓價下跌20%,但租金下跌少於5%。
歐債危機令樓價低位徘徊
2012/13 重拾動力
將來....有待歷史見證....

最後Manchester 的租金點報高過London 3%,將每年3%的差距加進圖內,結果將是很不一樣。

  1. 師兄,我問下Manchester Old Trafford 近metro link 附近一帶覺得如何?因為有新盤在賣,價格比city centre週邊新盤為低,guarantee return 又俾city centre 週邊既盤為高。但我check 鄰近租金,租金水平又真係俾週邊既average 為低。但其實哩區又位於city centre 同MediaCityUk 中央位置,點解租金異常低?

    1. Area ok but not good for new built. The guaranteed return is 糖衣毒藥.
      The rule is the higher the guarantee return, the higher the price premium vs 2nd hand market.
      Also, you cannot get mortgage to purchase with guaranteed return.
