點解英國新舊租客可以做到無縫交接?

第一,英國租約容許租客睇樓縱使現有租客未搬走。
第二,英國租約條款多數都有一項條文,寫明租客搬走時單位要 "professionally cleaned"。

因而英國有很多清潔公司專門提供 end of tenancy cleaning,這類清潔公司專為租客搬走時作專業清潔,然後交回letting agent。專業清潔,價錢當然唔會平,一房單位一般索價百多鎊。
所以英國租務市場生態是現有租客搬走時切底清潔好,新租客都有期望搬入時可以即時舒適入住。所以舊租客今日搬走,新租客明天搬入,無縫交按接。

筆者其中一個單位,近期剛好做到無縫交接。現有租約10月7日(星期五)約滿,letting agent 星期六唔辦公,10月9日星期一新租客搬入。

縱使有professionally clean 這條款,但是實際操總會有偏差,大拿拿百幾鎊,唔係個個舍得俾,所以有很多租客都係自己清潔。相對專業清潔,效果當然差好遠。把關當然係letting agent,嚴謹得letting agent會好仔細檢查租客搬走情況,未達標準會搵專人清潔,費用由按金中扣除。

    btw, will you consider Far East Consortium's off plan project (35 HK)? To deliver in 2020..called Angel Meadow at NOMA. Near Victoria station and North Quarter.

  3. Thanks, and actually the asking price for new development in m1/3/4 are with similar price (I.e. Potato wharf, one regent, Manchester square ...)
